Rent first if you can. Online research cannot tell you enough about noise, commute, storage, school run, parking, neighbors, and how the area feels after dark. Moving twice is annoying, but buying or signing a long lease in the wrong place is worse. We chose the nicer-looking home first and regretted the daily logistics. The house was fine.
