      Posting from San Francisco, California. We may be heading to Frisco, Texas, mostly because of downsizing from a larger home. On paper it makes sense, but I don’t want to make a clean spreadsheet decision and then create a messy family life. Specific question: New construction in Frisco or older home in Plano?. We may rent first, but school timing and lease timing are making the decision stressful. We are trying to avoid choosing a house that looks great online but creates a bad routine. What did you only understand after living there for a few months?

      Former Los Angeles, California perspective: the house can be right and the location can still be wrong. People focus on square footage, kitchens, and price, but the first-year stress usually comes from toll roads, two-car routines, setup costs, and commute or school logistics. Renting first is annoying, but it buys local knowledge. If buying immediately, confirm insurance, taxes, inspections, school boundaries, pet rules, and commute before you emotionally move into the house.
