      Posting from Philadelphia, Pennsylvania. We may be heading to Southlake, Texas, mostly because of renting before buying. On paper it makes sense, but I don’t want to make a clean spreadsheet decision and then create a messy family life. Specific question: Moving with pets during Texas summer – what should we plan?. Budget matters, but I do not want to choose the cheapest option and make our routine miserable. We are trying to avoid choosing a house that looks great online but creates a bad routine. What did you only understand after living there for a few months?

      I live near this now, and my answer is mixed. the house can be right and the location can still be wrong. People focus on square footage, kitchens, and price, but the first-year stress usually comes from school-zone pressure, long suburban drives, setup costs, and commute or school logistics. Renting first is annoying, but it buys local knowledge. If buying immediately, confirm insurance, taxes, inspections, school boundaries, pet rules, and commute before you emotionally move into the house.
