      We are moving from LA and trying to rent in Madrid from abroad. I am confused by agency fees, deposits, guarantees, payroll documents, bank transfers, furnished flats, and whether landlords reject foreigners without Spanish income. What should we be careful about?

      Do not send money under pressure. Get everything in writing. Understand deposit, agency fee, utilities, community fees, repair responsibilities, inventory, early termination, and whether the person showing the flat is actually authorized. Foreigners are not helpless, but we are vulnerable when we do not know the system. If the deal feels strangely urgent, slow down.

      A Spanish-speaking friend saved us. Not because the landlord was bad, but because we did not understand the small clauses.

      Take photos at move-in. Even nice apartments can have deposit arguments later.
